Concrete in a Small Creekside City

Bellbrook is compact, about 3.14 square miles with 7,317 residents and 3,032 housing units in 2020, and concrete contractors who work here mostly replace and upgrade what homeowners already have. Very few homes sit empty: the census found only 2.9 percent of housing units vacant. People stay, and when they stay, they eventually fix the driveway, rebuild the steps and add the patio they have been thinking about.

A name that comes from the creek

Bellbrook was laid out in 1816, and a post office named Bell Brook opened in 1817. The name joins Stephen Bell, one of the people who founded the town, with Little Sugar Creek. The city stayed a village until a 1970 annexation pushed its population past 5,000, and it became a city in 1974. The city added more than 1,000 housing units after that annexation, and Wikipedia describes it as largely built out today, with most new development happening next door in Sugarcreek Township.

Water under the slab

Low spots and natural drainage paths mean some Bellbrook lots carry more water through the soil than others. That matters under concrete. A patio on soggy ground, or a driveway where runoff crosses every spring, is more likely to heave in winter and settle in summer. Our routine on every Bellbrook job:

  • Walk the lot to see where water goes in a hard rain
  • Dig out the old base and look for soft or wet soil
  • Rebuild the base with compacted gravel where it is needed
  • Slope the new surface so water runs off to lawn, not toward the house
  • Recommend gutter or downspout changes if roof water is the cause

The jobs we do most here

Concrete driveways. Replacing worn drives from the post-annexation neighborhoods, many of which have cracked panels and a broken apron at the street.

Concrete patios. Building a new patio or enlarging the original slab, often to make room for outdoor dining.

Stamped concrete. A patterned patio or walkway, colored to suit the brick or siding on the house.

Sidewalks and steps. Front walks, entry steps and side paths to the back yard.

Garage and shed slabs. Bases for garden sheds, workshops and detached garages.

Concrete repair and replacement. Replacing a few failed panels when the rest of the slab is sound.

Greene County weather

Bellbrook sits at about 902 feet in Greene County, and like the rest of the Dayton area it sees snow and repeated freeze-thaw from late fall into spring. Concrete that is not air-entrained, or that holds water on its surface, breaks down faster in that cycle. We pour exterior work with air-entrained mixes, cut control joints to a quarter of the slab depth, and recommend sealing after the concrete cures.

Permits and paperwork

Rules for work at the street and for accessory buildings vary by city. We check with the City of Bellbrook before we schedule any work in the right-of-way or any new slab for a shed or garage, and we tell you what we found.

Steps, landings and handrails

On many Bellbrook homes the front entry has a few steps up to a porch or landing. When we replace them, we plan a landing large enough to stand on while opening the door, keep risers even, and leave room for a handrail if you want one added later. A broom finish on every tread helps on icy mornings.

Owners, not landlords

About 80.5 percent of Bellbrook's occupied homes were owner-occupied in 2020, and the rental vacancy rate was only 2.4 percent. With little land left for new houses, owners tend to improve the one they have: a bigger patio, a rebuilt front entry, a garage floor redone. We write each of those up separately so you can do them in the order that suits you.

Bellbrook Questions

Do homes on low or wet ground need a different base?

Not always, but we check. If we find soft or wet soil when the old slab comes out, we dig deeper and rebuild the base with compacted gravel before pouring.

Can you add onto my existing patio instead of replacing it?

If the existing slab is level and sound, yes. We tie the new section in with dowels. If the old slab is cracked or tilted, replacing both is usually the better choice.

Do I need a permit for a shed slab in Bellbrook?

We check with the city before we schedule, since accessory buildings often have setback and permit rules. We tell you the answer before any work starts.
