Concrete Work in Moraine

Moraine sits just west of Kettering, and concrete contractors working here deal with a mix of older homes, river-bottom ground and properties that sit next to some very large industrial sites. The city had 6,393 residents at the 2020 census on about 9.5 square miles, and the Great Miami River runs right through the middle of it.

A shared history with Kettering

Moraine and Kettering started as one place. The western part of the new Village of Kettering broke away in 1953 to form a separate township, and Moraine incorporated as a village in 1957 before becoming a city in 1965. Because the two grew from the same township, older driveways and walks in Moraine often show the same wear as older concrete in Kettering: decades of freeze and thaw, root damage, and bases that were never built for today's heavier vehicles.

The plant on the edge of town

Moraine's biggest landmark is the former General Motors site. Dayton-Wright built airplanes there from 1917 to 1923, Frigidaire made appliances in the enlarged plant until 1979, and GM built SUVs there from 1981 until the plant closed on December 23, 2008, costing 2,400 jobs. Fuyao Glass began production in the 1.4 million square foot building in 2015. For homeowners near an industrial area, it is common to park a work truck, van or trailer at home. Driveways that carry that weight need to be built for more than a family car.

Low ground near the river

At 840 feet, Moraine sits well below Kettering's 1,007 feet, and much of the city is close to the Great Miami River. Lower ground tends to stay wetter, and wet soil under a slab is a common reason for settling and frost heave. Before we pour, we check:

  • whether the old slab failed from water underneath
  • where downspouts and sump lines empty
  • whether the grade sends water toward the house or the garage
  • how deep the soft soil goes when we dig out the old base

If the base is the problem, we fix the base. Pouring new concrete over the same wet, soft soil just repeats the failure.

What we pour in Moraine

Heavy-duty concrete driveways. For drives that carry pickups, work vans or trailers, we use a thicker slab with reinforcement and a deeper compacted base.

Garage and shed slabs. Detached garages and work sheds are common, and many owners want a floor that can handle a vehicle lift or heavy tools.

Concrete repair and replacement. We replace broken sections, sunken panels and failed aprons when the rest of the slab is worth keeping.

Sidewalks and steps. Front walks and entry steps that have heaved or crumbled.

Concrete patios and stamped concrete. A new back patio is often the first upgrade after a driveway is fixed.

Homes beside the highway and the airpark

Moraine is not a big residential city. Wikipedia counts 3,127 housing units in 2000 and 2,918 in 2010, on roughly 9.5 square miles that also hold the old assembly plant, Moraine Airpark and an I-75 interchange. Some homes sit close to busier commercial roads. Where a driveway meets a street that carries trucks and plows, the apron takes the worst of it, so we build that section deeper and thicker than the rest of the drive, and we ask the city about any permit for work at the street before we schedule. Moraine students attend the West Carrollton City School District, so many families here treat the two cities as one community.

Moraine Questions

My Moraine driveway holds a work truck. How thick should it be?

For regular heavy vehicles we pour a thicker slab with reinforcement over a deeper compacted base than a standard car driveway. We size it to what you park on it.

Why does my slab keep sinking in the same spot?

Usually water is softening the soil underneath, often from a downspout or poor grading. We find the source and rebuild the base before pouring new concrete.

Can you replace just the apron at the street?

Yes, if the rest of the drive is sound. We confirm whether Moraine requires a permit for work at the street and handle it before we start.
