Concrete Across Riverside's Sections

Riverside is one of the youngest cities in the area and one of the oddest shapes, which affects how concrete contractors plan work in Riverside. In 1994 Riverside merged with the surrounding Mad River Township, and the city lists its incorporation as January 1, 1995. Dayton, Huber Heights and Wright-Patterson Air Force Base had already annexed other parts of the township, so the merged city ended up in six disconnected sections.

Why the map matters

A house on one street can be in Riverside while the next block over is Dayton or Huber Heights. Permit rules, right-of-way requirements and inspections depend on which city you are in, not your mailing address. Before we plan any work at the street, we confirm the parcel's jurisdiction. It is a small step that avoids a stop-work notice later.

The homes themselves

The city's 2020 census counted 24,474 residents and 11,427 housing units on about 9.75 square miles. Because Riverside took in existing Mad River Township neighborhoods, many of its homes are older than the city itself. That means older driveways, front walks and patios, many past their service life. The common requests:

  • Concrete driveways: full replacement where cracks and settling are widespread
  • Concrete repair and replacement: swapping out failed panels or an apron
  • Sidewalks and steps: front stoops and walks with trip edges
  • Concrete patios: new or larger back patios
  • Garage and shed slabs: floors for detached garages and sheds
  • Stamped concrete: patterned patios and walkways

Next to the base

Riverside sits beside Wright-Patterson Air Force Base. Many homeowners work at or near the base, and many move on military timelines. If you are getting a house ready to sell or settling into a new one, we can split safety repairs from upgrades so you can choose the timing.

Lower ground

Riverside sits at about 778 feet, more than 200 feet below Kettering. Lower ground often holds more moisture, and that affects the base under any slab. We dig out old concrete, check for soft soil, rebuild with compacted gravel where needed and grade the new surface to drain.

More empty houses than most neighbors

Riverside's 2020 vacancy rate was 9.8 percent, well above Kettering's 5.9 percent. Houses being readied for sale or rent often need the same short list: lifted walk squares, a cracked apron, a broken stoop. We price those safety items on their own lines so an owner can fix what a home inspector will flag without committing to a whole new driveway.

Hairline cracks and control joints

Shrinkage cracking is normal as concrete cures, so the job is deciding where it happens. Joints sawn or tooled on a regular grid, about a quarter of the slab's depth, give those cracks a straight path. A stray hairline inside a panel is usually cosmetic, and we tell you what would be worth watching.

Stoops and porches

Many Riverside homes have a concrete stoop at the front door. When the stoop settles, a gap opens at the foundation and water gets in. We remove the old stoop, rebuild the base and pour a new one level with the threshold.

Driveways for commuting households

Many Riverside households run two or more vehicles. When a driveway is too narrow, cars end up on the lawn and the edges of the slab crumble. We can widen the drive with a doweled strip, or add a side pad, on the same base and thickness as the main slab.

Tree roots and walks

Older neighborhoods have mature trees, and their roots lift sidewalk squares over time. We remove the lifted squares, deal with the roots that we can safely cut, and pour new sections on a firm base.

Borders in two counties

Riverside touches Dayton, Kettering, Huber Heights and Wright-Patterson on its Montgomery County side, and Beavercreek, Bath Township and Beavercreek Township in Greene County to the east. When we look up a parcel here, the county line is part of the check.

Riverside Questions

How do I know if my home is in Riverside or Dayton?

Mailing addresses do not always match city limits here. We look up the parcel before planning any work that needs a permit.

Can you fix just the trip hazards before I sell?

Yes. We quote safety repairs, like lifted walk squares and broken steps, separately from cosmetic work.

Why do you rebuild the base instead of pouring over the old gravel?

An old base that let the slab settle will do it again. Fixing it is what makes a new slab last.
